More About Jerry's Listings
The Hofland Properties are located on the southern bounds of the City of Whitefish, about two miles from the center of the community. The properties have approximately 700 lineal feet of frontage on US Highway 93, just to the southwest of the MT 40 and US 93 Junction. Primary access upon development would be directly opposite Highway 40, and would be via a controlled intersection. These properties comprise a very fine development opportunity for the right Buyer. A very comprehensive presentation of the Hofland Properties has been provided. Should you have any questions when you are reviewing this presentation, please contact Jerry Hanson, the Listing Broker.
Professional History First licensed by the State of Montana in 1983 as a Sales Associate, Jerry Hanson received his broker's license in 1985. For the next nineteen years, he operated a part-time brokerage, Jericho Realty, in Whitefish, Montana. In the spring of 2004, Jericho Realty became Continental Crown, and embarked on operating as a full-time brokerage.
In addition, Mr. Hanson has been approved by the Montana Board of Realty Regulation as a qualified instructor in a number of topical areas of expertise, and has prepared and presented Continuing Education courses to his fellow real estate professionals.
Choosing to follow a different pathway to success than is traditionally found in real estate brokerages, Mr. Hanson chose a business model that is non-traditional, and one which creates a work environment for his Associates which is not as intense and demanding as is traditionally found in brokerages. The primary business of Continental Crown is making friends and building relationships, albeit with the ultimate mutual goal of meeting our Client's real estate needs. We value integrity and professionalism in everything we do.
On a full-time basis from 1980 through early 2004, and while practicing real estate part-time, Jerry was the owner and principal consultant with Jericho Group, a land use consulting firm specializing in drafting applications and gaining approvals for Neighborhood Development Plans, Zoning and Subdivision Entitlements, and related activities. On occasion, amendments to the regulations were sought to enable proposed developments to proceed successfully through the approvals process. The success rate for these endeavours was near 100%.
As an example of the complexity of some of the projects carried forward on behalf of Clients, Jerry gained approvals for the very first cluster development in Flathead County, a twenty lot subdivision called Plantation Pines. This endeavor included amending the County Zoning Regulations and gaining appropriate re-zoning and subdivision approvals from two adjoining planning jurisdictions, as well as from the Board of County Commissoners.
Among the major developments he worked with are:
In addition, Jerry consulted with two significant developments affected by wetlands, and accomplished the Alternative Site Analyses for both projects as a part of the 404 Permitting process with the U.S. Army Corps of Engineers.
Not to be overlooked were numerous consulting tasks for cities and towns and other governmental agencies in Northwest Montana, including Strategic Services Planning, Urban Renewal Planning, Tax Increment Financing Planning, and Population and Growth Projections.
All of this very diverse experience is available to the Clientele of Continental Crown, expertise not to be found in any other brokerage in the area.
Community service has always been a major factor in Jerry's career. In the early 1980s, he was Chairman of the Whitefish City-County Planning Board. Working for two years with a community-based committee, he was instrumental in drafting a modern zoning ordinance for the City of Whitefish, and drafted the zoning map for the region which was adopted virtually intact in early 1982.
In 1985, he was elected to the Whitefish City Government Review Commission and served as Chair of that body, proposing a series of amendments to the City Charter, all of which were endorsed by the voters. This was followed by serving on the Whitefish City Council for seven years.
Through the late 1980s and early 1990s, Mr. Hanson was the founding Chair of the Whitefish Community Development Corporation, working county-wide to promote economic development.
Along the way, he found time to serve on the City of Whitefish's Parks Board, the Northwest Montana Micro-business Loan Review Board, and as President of the Whitefish Chamber of Commerce. This was followed by serving as a member of the Whitefish Community Coordinating Committee, who provided oversight to the planning, fundraising, and construction of the O'Shaughnessy Performing Arts Theater and the Public Library in Whitefish. In particular, he served on the Library Design Committee, the end product of which can be found on Spokane Avenue near the Depot in Whitefish.
At the present time, he has curtailed his public service involvement to only serving as the Chair of the Northwest Montana Rock Chucks, a rockhounding and lapidary arts club.
